Remodeling and Additions
Do I have to have an architect?
Yes, as all local building departments require signed and sealed plans
from an architect or engineer in order to obtain a permit for any
building improvements.
top
Can you draw a plan to convert my carport into
a bonus room?
Yes, we can visit your site and look at the project
with you. Then we will draw a preliminary plan to aid you in your remodeling
decisions and this plan can be forwarded to any architect for final drawings.
top
Do you repair Air Conditioning and Heating systems?
Yes. As part of our
larger projects, we have certain licensed professionals we use on a regular
basis because of their track record with us in providing
excellent work and being very reliable. If the A/C project is by itself
or a small job, we will offer you a recommendation of the best companies
you can call directly.
top
Can you tell me if my entire house needs to be rewired?
Yes, we can
make an assessment, but the final decision would have to be made by
a licensed electrician. We have certain licensed professionals
we trust and would call in.
top
Do you install brick as well as stucco?
Yes, we can do all types of
masonry work.
top
Do you offer custom cabinets?
Yes. We are an excellent source for custom
cabinetry of all types including custom entertainment centers, kitchens
with custom laminate or solid
wood, bathrooms and built-in closet cabinetry.
top
Do I have to move out when you are remodeling my kitchen?
Normally,
it is necessary to do without use of a kitchen for some period of time
during remodeling, but you may be able to stay in your home
during the work depending on your particular floor plan.
top
Do you remodel bathrooms and do the plumbing and tile work too?
Yes. We help you see your options for complete or partial bathroom
remodeling and then design it exactly like you want. We can help you
choose fixtures, paint, showers, tubs, tile, flooring, and wall coverings
that meet your budget.
top
What type of insulation do you use?
Rather than only offering one ‘standard’ kind, we use the
most current and applicable type for the structure we are working on.
top
What types of flooring do you offer?
We have so many choices of flooring it is amazing. To help you choose
most easily, we will meet you at our showroom where you can see for
yourself many options in tile, carpet, vinyl, solid vinyl, wood, bamboo
and high tech.
top
Do you erect steel buildings?
Yes. We have one of the most experienced steel building companies in
Florida work with us on these projects.
top
Insurance Repair
What is done after water damage
in my home? Do you use a dehumidifier?
We recommend you immediately call one of our preferred specialists for the
drying process. They use a dehumidifier and many other special processes
that will help minimize your damage.
top
Does mold develop every time
there is water damage?
No, but PRO, along with your insurance adjuster, will look carefully for mold and will call in
qualified experts as needed for thorough and complete removal of the mold. This process is
called remediation and is necessary to prevent extensive mold damage and serious health risks.
top
A neighbor's tree fell on my house.
Can I say I want PRO to do the repair work?
Yes. According to Florida law, you can choose any one to do your
work. You only need to state your choice to your adjuster or agent. All
the major insurance companies in Central Florida list us as a preferred contractor
and thus are familiar with Premiere Restoration.
top
Can you get rid of all the
burn / smoke smell after fire damage?
Yes, we replace and/or remove everything
that retains a smoky smell after our special cleaning process. For example,
in a kitchen fire, you may get new appliances if they retain a smoke odor, all covered under insurance.
top
How do I know if I have a sinkhole?
You may walk out of your house and observe a large crater in your yard
that was not there the day before. However, it is more common to notice
small changes and hopefully be forewarned. Signs you may have a sinkhole
developing include:
- Circular patches of wilting vegetation
- Cracking in your walls, floor, pavement or pool deck
- Sagging or slanting fence posts, trees, etc.
- Fresh exposures on fence posts, trees, etc.
- Small pond formation after rain where water had not collected before
- Doors or windows no longer close properly
- New soft or depressed area in yard
top
What do I do with a sinkhole?
If you have sinkhole activity near your home or property damage from
a sinkhole you should immediately contact your insurance company. Florida
Law requires insurance companies to provide coverage for damage caused
by sinkholes. Your insurance company will make an initial inspection
of the property to determine if the damage is consistent with sinkhole
activity. Then they are required to obtain and pay for a qualified expert
to investigate the damage and to issue a written certification as to
whether the damage was caused by a sinkhole.
Premiere Restoration Orlando has experience evaluating the damage in terms
of repair and restoration. A Senior Estimator will be glad to come out
to your home and let you know the extent of the repair project and what
must be done to prevent further cave-ins and costly damage.
top
What should I expect my insurance
adjuster to do for me exactly?
In most cases, your adjuster will remain your contact throughout your claim and
will make coverage decisions during the restoration process.
He/she will work closely with your contractor to make sure that things
are moved along as rapidly as possible and will also work with you on
any additional costs you incur during the restoration and reimburse you
if appropriate.
top
Does the insurance company make PRO use the cheapest materials and lower
quality products?
You are covered for “like, kind and quality” under
your policy and the insurance company does not dictate to PRO what material
to use, only to put your home back to it’s original condition.
top
What is the best way to get what I deserve from my insurance company?
In our opinion, it is always best to listen carefully to your adjuster and
let him/her make their own assessment of your damages. After they
have made it clear what they determine you should get, then you can make
your own assessment and ask the pertinent questions about your claim
and your rights under your policy.
top
How much will I have to pay? If I had a claim earlier this year and paid
the deductible do I have to pay it again on this project?
Your deductible is per occurrence and will be due on every claim you make.
top
What if it ends up costing more than the estimate?
During the restoration, if any cost increases or questions arise, the adjuster is contacted so
that he/she can make sure that your policy will cover the increases.
top
Licenses, Qualifications and References
Are you licensed? What about your subcontractors?
Yes, we, and all of
our subcontractors are insured to a limit greater than that demanded
by the State of Florida, because all of the insurance
companies that we represent require larger limits of liability, etc.
top
What insurance do you / the subcontractors carry?
We carry liability insurance that protects you from any problems that we should cause
during our work on your property.
top
What permits are required and do I have to handle that?
In most cases, permitting is our job and we have a permit issued to us as the contractor
on your job.
top
Do you warrant your work?
Yes, our warranty is at least one year and sometimes more.
top
How long have you been in business?
More than twelve (13) years.
top
Are you a member of the Better Business Bureau?
Yes we are and we encourage your inquiries.
top

was after a large fire loss.
top

Do you do work outside the Orlando area?
We work mainly in the Orange and Seminole County area, but do
some work in Osceola and Lake County areas as well.

Estimates and Contracts
For insurance repair work,
do I get an estimate from my insurance company or from you?
That is up to your adjuster. Often your adjuster will call
on Premiere Restoration as the repair expert to come out to your site, assess
everything and do a complete and detailed estimate.
top
How do I know I will get high quality materials and workmanship if
the insurance company is the recommender?
You, and everyone else, are under contract with your company to return your property to its original
condition. Therefore, we have to use at least the quality that you had to begin with and sometimes, of course,
due to changes in the market, you may receive better. Never less.
top
Do I have to pay my deductible amount to you? When?
In most cases, we ask you to pay your deductible to us before the work begins. There
are exceptions to our company rule, but the exception
is rare. We feel that this is a small show of good faith on your part
in that we don’t ask for any other money from you at this point.
top
What if the repairs end up
costing more than the insurance company first thought?
Justified additional costs should never be a problem for the property
owner. Premiere Restoration, in most cases, has an ongoing relationship with
your insurer and can negotiate any scope or cost changes during your
construction/repair project. We will contact the adjuster during the
repairs and get any authorization for additional costs at the moment
the extra work is noted, trying to keep from interrupting the flow of
the job.
top
Do you do free estimates
for non-insurance related projects?
Yes – an estimate is free when you receive 100% credit on your
project invoice should you decide to contract with us for your work.
The initial fee varies based on the time we think would be involved
in the estimating process. If we are involved in a project at your
home or business, we can give you an on site estimate at no cost during
the work.
top
Do you include every detail in the estimate?
Yes, we use very detailed,
unit-cost driven estimating systems and meet or exceed the insurance companies’ requirements
for this.
top
What happens if I change my mind on the type of flooring I want after
I've signed a contract?
Once you have made a choice and it is ordered,
changing your order may cost a restocking fee. Since you are able to
actually see and feel the flooring at our showroom or when we bring you samples, we have
not had any problems with late changes.
top
How much of a deposit do I need to put down?
In a remodeling job, for instance, you will be asked to make a down payment of approximately
40% and the remainder upon completion.
top
Do you accept credit cards?
Yes.
top
Do you guarantee a date the project will be completed?
Although we would
like to be able to do so, there are too many unforeseen obstacles in construction
(most often weather-related) to guarantee
a completion time or date. We completely understand that the work must
progress as quickly as possible for our customers to be happy, and
we are focused on that at all times. We keep you updated on the progress
or delays so you know what is going on with your project on a regular basis.
top
When does the contract say I have to pay the total balance?
The contract will state a payment schedule and this varies on all projects. The size
of the contract and the material needed will have a bearing
on the schedule, but in the end, the balance due will be “upon
completion”.
top
Will there be one person at PRO overseeing my whole project that I can
ask about anything?
There will be at least one PRO Project Superintendent
that is supported by the office staff at all times.
top
Once started, should I expect work to be done on my project every day?
Yes.
As a valued customer, once your project becomes one of our 'Jobs in Progress'
we have systems in place that insure the work is progressing
as quickly as possible. You won't actually see all the work being done
by our staff and subcontractors when there is no reason to be at the
job site, but our office manages every step of the project and will give
you frequent updates.
